Domi Karibe ("we", "our", "us") is a Caribbean property ecosystem connecting seekers with real estate professionals, banks, and insurers across the region. The platform is operated and managed by Cutelia, registered with the Curaçao Chamber of Commerce (KvK) under number 165843. 2. Scope

This Privacy Policy applies to all visitors and account holders of the Domi Karibe website, web application, and mobile application across Curaçao, Aruba, Bonaire, Sint Maarten, Saba, Sint Eustatius, and Suriname.

3. Data we collect

• Account data: name, email, phone number, role (seeker, professional, bank, insurer, admin), preferred island, language, and currency.
• Profile & verification data: for professionals, banks, and insurers, business name, KvK number, website, contact details, licence references, and the verification signals we use to confirm them (KvK lookup, DNS / MX, phone format).
• Search & preferences: saved searches, favorites, filters, viewed listings.
• Listing data: photos, descriptions, prices, and locations submitted by professionals, plus listings we ingest from publicly available agent websites under the "agent-imported" label.
• Lead & communication data: messages, mortgage and insurance quote requests, and the content you send to professionals, banks, or insurers through the platform.
• Transaction data: subscription tier, Boost purchases, billing metadata (we do not store full card numbers; payments are processed by our payment provider).
• Technical data: device type, IP address, cookies, session identifiers, log data, and analytics events.

4. Legal bases

We process personal data on the following bases: (a) performance of a contract with you (running your account, routing leads, processing subscriptions); (b) legitimate interests (platform security, fraud prevention, verifying professionals, improving the service); (c) consent (analytics cookies, optional marketing communications, optional location data); and (d) legal obligation (tax, accounting, and applicable Curaçao regulations).

5. How we use your data

• Match you with relevant listings, mortgage products, and insurance quotes.
• Forward your enquiries to the specific professional, bank, or insurer you choose.
• Verify professionals before allowing them to publish listings (KvK + working website + contact channel checks).
• Send transactional emails such as account confirmations, lead notifications, saved-search digests, and quote responses.
• Detect and prevent fraud, scraping, abuse, and unauthorised access.
• Improve, secure, and develop the platform.

6. Sharing & recipients

We share personal data only with:

• The specific professional, bank, or insurer you contact. They become an independent controller of the lead data once you send it.
• Public KvK and similar business registries, which we query to verify professional accounts.
• Processors that operate the platform on our behalf: hosting and database providers, transactional-email providers, analytics, error-monitoring, and payment processors. These processors act under written instructions and confidentiality obligations.
• Authorities, where we are legally required to disclose.

We never sell your personal data.

7. International transfers

Some of our processors are located outside Curaçao (including in the European Union and the United States). Where data is transferred internationally, we rely on appropriate contractual and technical safeguards offered by those processors to protect your data to a comparable standard.

8. Cookies & analytics

We use strictly necessary cookies for authentication, security, language, currency, and selected island. We also use analytics cookies to understand aggregated usage and improve the product. You can clear or block cookies via your browser at any time; some features may not work without strictly necessary cookies.

9. Retention

We keep account data for as long as your account is active and for a reasonable period afterwards to comply with legal, accounting, and dispute-resolution obligations. Lead and message data may be retained longer by the receiving professional, bank, or insurer under their own retention rules. Verification records for professionals are kept for the duration of the listing relationship plus the period required to evidence compliance.

10. Your rights

Subject to applicable law you have the right to access, rectify, export (portability), delete, restrict, or object to the processing of your personal data, and to withdraw consent where processing is based on consent. To exercise these rights, contact us at the contact form. We respond within a reasonable timeframe and may request information to verify your identity.

11. Security

We protect personal data with industry-standard measures including encryption in transit (TLS), encryption at rest, row-level access controls, role-based administration, audit logging, and KvK-gated publication for professional listings. No system is fully secure; please report any suspected vulnerability to the contact form.

12. Children

Domi Karibe is not directed at children under 16. We do not knowingly collect personal data from anyone under 16. If you believe a minor has provided us with personal data, contact us and we will delete it.

13. Changes

We may update this Privacy Policy from time to time. Material changes will be announced in-app or by email to the address associated with your account. The "Last updated" date above always reflects the current version.
